Concrete: Walks from driveway to front entry to be poured concrete.
Driveway: Asphalt, paved with concrete apron.
Grading: Disturbed areas of lot should be finished graded, sod front and sides, rear lawn seeded.
Landscape: Standard Shrub and Plant Package.

Roofing

30-year architectural roofing shingles, metal standing seam accent roof.

Soffits/Fascia/Gutters

Soffits to be vinyl; Fascia, gutters and down spouts to be aluminum.

Siding

Choose from a variety of earth-tone colors of HardiePlank® siding in front. Side and rear 6" Beaded vinyl.

Stone

Every elevation has cultured stone on the front as a standard. Select from dry stack, fieldstone, or one of several other classic choices.

Shutters

Raised panel shutters add to a classic craftsman style.

Exterior Doors

Fiberglass insulated craftsman front door (Therma-Tru®) with Schlage brushed nickel pitcher handle and deadbolt.
Garage door: 8' x 16' non-insulated carriage style with glass and hardware.
Patio door: Anderson Silver Line® 6' slider OR Therma-Tru® center hinged.

Windows

All windows to be Andersen Silver Line® single hung vinyl. 6 over 1 grid style for a craftsman look, screens included. 2 Basement windows and 1 Egress widow with scapewell included so the basement can be finished.

Garage

2 car, front entry, Chain driven opener, 2 remotes and keyless entry.

Foundation

Basement: poured concrete reinforced with horizontal and vertical rebar. Height from finished concrete floor to bottom of floor joist is to be approximately 92" (does not include beams or HVAC Ducts). Basement will include sump pit with perimeter drain and passive radon system.

Lumber

Wall framing construction: Exterior walls 2"x6"
Rough: Sub-flooring to be 3/4" tongue and groove OSB, glued and nailed. Roof sheathing to be 1/2" OSB.
Fixed: Interior doors to be five panel craftsman style with Schlage brushed nickel lever handle. First floor pass through openings to be beaded drywall, closet and door casing to be 2 1/4" casing. Baseboard to be 5 1/4" colonial on first floor and 3 1/4" colonial on second floor. Window millwork will consist of a sill and apron with drywall casings and beaded edge returns.
Main Stairs: Fully carpeted, box pine stairs.
Railing: Continuous stair railings with ball newel top posts to be stained oak, balusters and stringers to be painted white.

Plumbing

Hose bibs: 2, location per plan
Toilets: Mansfield elongated to be white.
Faucets: Moen 4" Spread Brantford Brushed nickel in all baths. Kitchen to be Moen single lever Integra brushed nickel.
Sinks: Undermount stainless steel double or single in Kitchen. Pedestal sink (Mansfield) in Powder Room. Porcelain undermount with granite tops in all baths.
Tub/shower: Hall bath to be tub with acrylic surround, master bath shower to be 2x2 wet bed with tile walls and tub to be freestanding acrylic American Standard. All tubs to be white.
Water heater: High-efficiency 55-gallon gas fired, location to be determined by builder.
Other: Electric hook up for washer and dryer. Dryer vented to outside. Ice maker rough-in in Kitchen.

Electrical

Electrical Service 200 AMP. Exhaust fans in all baths. Front door bell. 2 front door lights, 2 garage lights and 1 rear door light.
Cable pre-wires: 5 to basement, location determined by seller.
GFI: 2 exterior locations, 1 GFI in garage, 1 dedicated GFI in garage. All others determined per building code.
Smoke Detectors: As per code requirements.

HVAC

High Efficiency gas heater (95+ efficiency) with high efficiency central air conditioning (13 SEER). Supplies and returns are subject to field variation. Honeywell thermostat.

Fireplace

36” Gas fireplace insert with remote and blower standard. Slate surround and flush hearth with painted mantel. Optional fireplace in some master bedrooms.

Drywall

1/2" drywall screwed and glued perimeter and interior living space. 5/8" fire rated drywall where required to meet building codes. Garage drywall is painted.

Painting

Interior drywall to be sprayed and back rolled with builder's off-white flat paint. Interior trim to be builders white semi-gloss as a standard. Optional Colors can be selected and added prior to closing and move-in.

Insulation

Exterior walls to be R-21, roof to be R-38, others dictated by code requirements.

Finished Floors

Hardwood: pre-finished 2 1/4" in Foyer, Kitchen, Dining Room, Mud Room, Sun Room and Study (If applicable).
Ceramic Tile: 12"x12" in Laundry Room, Powder Room, all Baths. Master shower to receive 2”x2” tile wet bed pitched to drain.
Carpet: Family Room, Stairs, Upper hallway, all bedrooms.

Cabinetry/Countertops

Kitchen and baths to be beaded flat panel, choice of stains, height 42" wall cabinets, hardware and soft close doors and drawers included. Countertops are granite in select colors that are included as a standard in Kitchen and Baths.

Appliances

GE Profile package in Stainless steel, 30” Gas range, dishwasher, microwave (vented to exterior), garbage disposal (1/3 HP)

Other

Shelving: closet shelving to be ventilated vinyl with integrated rod and shelf in each closet. Linen and panty to receive 5 shelves each.
Accessories: All baths to receive one (1) rectangle mirror, one (1) paper holder, one (1) 24” towel bar in brushed nickel. Master shower to receive clear glass door in brushed nickel, tub units to receive shower rod.
Ceiling: 9’ ceiling height throughout the first floor except as shown on architectural plans or due to mechanical systems. 8” ceiling heights throughout second floor.
Millwork & Trim: 1st floor to receive 5 ¼” Colonial base trim & 3 ¼” door trim, windows to receive wood sill and aprons.
Interior Door: 5 panel craftsman style interior doors with Schlage hardware in brushed nickel, level style hand set.
Sliding Barn door is standard in some models.
